Owner Representation

What Is an Owner's Representative and What Do They Do?

An Owner Representative (also called an Owner’s Rep) is an industry expert hired by the Owner of a building or facility project to advocate for the Owner and represent their best interests.

Owners often ask – if I already have an Architect and a Contractor working for me on project, why do I need to hire a Cimarron as my Owner’s Representative? The simple answer is that while the rest of the team has a responsibility to the project – we have a fiduciary responsibility to you as Owner; everything we do is in your sole interest.

Qualifications of Cimarron Construction Advisors & Construction Managers as Owners representatives

Anyone who promotes themselves as an Owner’s Representative will tell you that they have construction expertise. At Cimarron, Owner’s Representation goes beyond the construction process and encompasses the entire interaction between Owner Organization, Contractor, and the Design Professionals (refer to our Article Incidental Owner Representative vs. Career Owner Representative, in the Articles and News Tab)

Cimarron’s Expertise Encompasses Seven Key Areas of Expertise:

1. Broad Construction Process Expertise:

Cimarron Owners’ Representatives can navigate the construction process from contractor selection to project close out. Our people have experience working on the construction side of the table and know the construction process thoroughly.

2. The Owner’s Administrative Process:

To effectively administer a project the Owner Representative must understand the Owners’ administrative systems. At Cimarron, we incorporate the financial and reporting requirements of the Owners’ organization to provide seamless integration with the Organization. If required, Cimarron can develop controls and reporting tailored to an organization’s specific project needs.

3. Broad Industry Expertise Specific Type of Construction:

Diverse types of projects require distinct expertise. For instance, hospitals, laboratories, and restaurants require understanding of complex mechanical systems and regulations and are much more complex than office buildings and apartments.

Cimarron’s experience includes a diverse spectrum of project types ranging from Industrial, Government, Aerospace, Entertainment, Biotechnology, Hospitality, Power Generation and, of course, Multifamily and Office buildings.

4. Financial Management:

Construction is a project-oriented business, requiring planning and management to ensure completion on budget and on time. Cimarron monitors the project’s overall cash flow, solvency, and profitability, while ensuring a realistic budget exists and that the project completes within budget. To complete this task Cimarron Owner Representatives use expertise in estimating, cost management, and financial modeling to track and report a project’s performance.

5. Design Management :

More than simply oversight of drawing the plans, Design Management incorporates project management, design, strategy, and supply chain techniques to control a creative process, support a culture of creativity, and build a structure and organization for design. Cimarron’s design management is a comprehensive activity at all levels of business (operational to strategic), from the discovery phase to the execution phase. Design management encompasses the ongoing processes, business decisions, and strategies that enable innovation and create effectively.

6. Broad Technical Skills:

Owners Representation requires having a broad technical skill. Cimarron’s Owner Representatives are not the technical experts for the project but have the expertise to identify and question areas requiring additional technical evaluation. Identifying an issue, we then engage the appropriate technical professional to explore and determine the appropriate course of action.

7. Communication and People Skills:

All the above knowledge and expertise has little value without communication and people skills to interact with the entire project team. Cimarron has a proven system to record and communicate to bring a project to successful completion. Overall, our collaborative approach fosters innovation and teamwork for a win-win environment.
